A situation we as Realtors come across many times when we are prospecting for listings, and presenting – We end up asking “Where are you moving to?”. But what if they aren’t moving because they are selling a vacant house, or a second home, or a rental property?

When they aren’t moving, their equity is! They are moving their investment capital somewhere else. When I sell the home I’m living in, I am moving, and my equity is moving – to the next house.

“When I sell your house, I’m going to be handing you a very large check – Are you going to spend it or invest it? – Spend it means buy a car, take a vacation, buy stuff! Invest it means buy a Mutual Fund, Pay down Debt, or Purchase another property. Which are you going to do?”

What rate of return will you be getting on that investment. Obviously this property you are selling is getting you a lower rate of return or you wouldn’t be selling it – so every minute, day, week you wait – your are losing money, aren’t you?
